House rewires - how much does it cost?
We often get asked, how much does it cost to rewire your house? So let's look at the truth about pricing a rewire and understanding the costs involved.

The truth is, there is no exact answer to this question. Several factors can influence the overall cost, making it essential to assess each situation individually. Below are some key aspects that can affect pricing:

1. Size of the Property
Larger properties naturally require more materials, time and labour. A one-bedroom flat will cost significantly less than a five-bedroom house due to the additional wiring, fittings, and complexity involved.

2. Is It Occupied or Empty?
If the property is occupied, the work becomes more time-consuming, as furniture and belongings need to be moved and protected. Additionally, working around residents may require phased installations, which can extend the timeframe. An empty property, on the other hand, allows for a more straightforward and efficient installation.
3. Solid Floors or Access Underneath
Properties with solid concrete floors often require more time and effort to install wiring compared to homes with suspended timber floors that provide easier access. Recessing cabling into walls and ceilings to run cables in solid floor properties will add to labour costs.

4. Location and Access to the Property
Your property's location can impact costs due to travel expenses, parking restrictions, or access limitations. If the property is in a remote area, material delivery charges and labour availability may also affect the final price.
5. Your Requirements
The level of customisation plays a crucial role in pricing. Standard rewiring projects follow basic guidelines, while bespoke designs—such as high-end lighting, smart home integration, or additional power points—will increase costs due to specialised materials and labour. Other common items such as Ethernet (internet) points, recessed downlights/spot lights and a higher level of accessory finish can also increase the overall quote.
